The Briefing
Located within the St John’s Wood Conservation Area in the City of London, this three-storey semi-detached house contained a double-height master bedroom with underutilised vertical volume. The layout did not fully capitalise on the available space, and the client sought to increase accommodation without extending the building envelope.

The open-plan kitchen arrangement and existing configuration required careful consideration of fire safety and Building Control compliance.

 

The Solution
Working in collaboration with Steven Constanti, we coordinated all Building Control submissions and oversaw the technical documentation during construction.

A new mezzanine level was introduced within the double-height master bedroom, creating an additional bedroom at upper level. Beneath the mezzanine, we reorganised the layout to form a bathroom accessed through a bespoke walk-in wardrobe incorporating a vanity desk wall, establishing a refined and efficient spatial sequence.

Particular attention was given to fire detection, escape strategy, and regulatory compliance to ensure the new arrangement satisfied Building Regulations within the existing open-plan configuration.

 

The Value Created
The intervention unlocked previously unused volume, increasing bedroom capacity without altering the external appearance of the property. By enhancing spatial efficiency and introducing a carefully detailed internal arrangement, the project improved both the functional quality and market value of the home, demonstrating how intelligent internal remodelling can deliver meaningful uplift within conservation settings.
