The Brief
Located within the Pimlico Conservation Area in the City of London, this Victorian terrace comprised a compact first-floor studio flat with a separate kitchen and bathroom, offering limited spatial quality and restricted long-term value. The client, as freeholder of the entire building, sought to maximise the asset by reconfiguring the upper unit and improving the overall functionality of the property.
The Solution
We developed a strategic extension and remodelling proposal that added an additional storey above the existing ground-floor rear bedroom, extending into the intermediate landing zone between floors. A new internal staircase connected the levels, enabling the transformation of the studio into a well-proportioned two-bedroom apartment with an open-plan kitchen and living space.
The structural intervention was significant and carefully coordinated with a trusted structural engineer, with works directed and overseen by Bassiano to ensure precision and compliance within the conservation setting.
The Value Created
The reconfiguration substantially increased the property’s market value by doubling the bedroom count and improving layout quality. Beyond financial uplift, the project unlocked underutilised volume within the existing envelope, creating a modern, highly desirable apartment while respecting the architectural character of the Victorian terrace.
