Poppy Design specialises in the refurbishment and restoration of listed buildings and period properties.
 
The Brief
A Grade I listed 17th-century barn with hayloft, forming part of a historic farmhouse complex in the countryside between Venice and the Alps, had fallen into disuse. The brief was to convert the agricultural structure into a private residence for a couple, while navigating strict heritage constraints and shared ownership sensitivities.

 

The Solution
We engaged closely with the local council and the shared freeholders of the adjacent properties to secure agreement and approvals. The design approach focused on restoring the building fabric to its original character — using traditional construction techniques and local materials such as brick, stone pebbles, and timber — while introducing a minimal, contemporary interior language suited to modern living.
The project balanced conservation, negotiation, and architectural clarity.


The Value Created
The intervention unlocked the potential of a redundant agricultural structure, transforming it into a refined and highly desirable residence. The property, originally acquired at a modest value due to its condition and restrictions, significantly increased in market worth. Beyond commercial uplift, the project preserved and enhanced local heritage — ensuring the historic fabric was not only protected, but given new life and purpose.
